Most projects start with a recommendation to assess the development potential of unused or under-used land or buildings. We carry out a brief inspection of the property without cost or obligation and advise on ways to maximise value by working with suitably experienced architects.
The landowner may consider a sale subject to contract after receiving pre-planning application advice from the local authority to one of our UK or foreign-based developers or investors or housing associations.
If proceeding with planning, we can share our considerable experience of selling hundreds of brand new homes by providing advice on optimising layout and specification i.e. where money needs to be spent and where it can be saved.
If off-plan sales are required, we use computer-generated images, specification samples, brochures, drawings etc to help generate reservations. Otherwise we can await virtual completion of the building and identify a show unit.
Either way, units will be marketed to our huge database of UK and foreign-based purchasers via our website and portals such as Rightmove and Zoopla.
Our chartered surveyors are able to also help draw up service charge agreements with managing agents and agreements with solicitors to ensure a speedy exchange of contracts take place - usually 21 or 28 days after reservation.
