Client Money Protection is provided by the Royal Institution of Chartered Surveyors
Independent Redress is provided by The Property Ombudsman
As well as paying the rent, council tax and utility bills, the Tenant is also required to make the following permitted payments.
BEFORE THE TENANCY STARTS
Reservation Fee:
1 week’s rent (this payment will form part of the first month’s rent)
Security Deposit:
5 weeks’ rent for Annual rental income less than £50,000
6 weeks’ rent for Annual rental income more than £50,000
DURING THE TENANCY
Variation of contract when requested by the Tenant - £50 inclusive of VAT or reasonable costs incurred if higher.
Change of sharer when requested by the Tenant - £50 inclusive of VAT or reasonable costs incurred if higher.
Payment of any unpaid rent or other reasonable costs associated with early termination of the Tenancy.
Payments associated with early Surrender of the Tenancy when requested by the Tenant. An amount not to exceed any loss the Landlord may incur. This will include compensating the Landlord for any fees paid for the duration of the term on a pro-rata basis – details to be advised at the time of serving notice.
Payment of interest for the late payment of rent chargeable after 14 days from the date the rent was due until it is paid at the rate of 3% above the Bank of England Base Rate.
Loss of keys/security devices chargeable at cost price dependent on type.
Professional Cleaning (if required): Only charged where professional cleaning is necessary to return the property to the same condition as at the outset of the Tenancy. The costs vary depending on size and condition of the property.
OTHER PAYMENTS
Any other permitted payments (not included above) under the relevant legislation including contractual damages.
